The bulk of planning exemptions follow these rules of thumb:
- The extension is to the rear of the dwelling and is up to 40m2 in area(440sq.ft.)
- The extension is no more than 4.0m high (13ft.)
- A first floor extension is no more than 12m2 in area(130sq.ft.) and is more than 2.0m (6.5ft.) away from the nearest boundary to your neighbour.
- A porch extension is no more than 2.0m2 in area (21.5sq.ft.)
- Converting an attic space provided that the original roof profile is not Altered or extended out.
- The remaining area of the rear garden after an extension has been Constructed cannot be less than 25m2(269sq.ft.)
- A garage extension does not exceed 25m2 (269sq.ft.)
- The total of all extensions does not exceed 40m2 (440sq.ft.)

Here are four types of Compliance Certificates typically issued and they are as follows:
Form 1. ARCHITECT’S OPINION ON COMPLIANCE WITH BUILDING REGULATIONS
This is a form for use where a professional Architectural service has been provided at the design and construction stage of the relevant building or works.
Form 2. ARCHITECT’S OPINION ON COMPLIANCE WITH BUILDING REGULATIONS
This is a form for use for Buildings or works in connection with which a design only service has been provided and where a fire safety certificate is not required.
Form 3. ARCHITECT’S OPINION ON EXEMPTION FROM BUILDING REGULATIONS
This form is for use for Buildings or works exempt from any need for compliance with building regulations.
Form 4. ARCHITECT’S OPINION ON COMPLIANCE WITH PLANNING PERMISSION
AND OR EXEMPTION FROM PLANNING CONTROL
