Prior to purchasing a new house or apartment, your solicitor, and/or your bank will insist on you having a snag lists of your new property completed.
A snag list, is a list of items, usually mainly cosmetic which in the opinion of the surveyor requires rectification prior to the final handover of the property to the future homeowner.
You are more than welcome to join us at the time of inspection to go through the snags we identify prior to receiving the written report.
Landscaping not complete, Scuff marks to external walls, paint visible on fascias and soffits, joints not filled to blockwork
caps, lids or doors not fitted to gulley traps, armstrong junctions and utility boxes
boundary fencing not complete, sealant not fitted around windows, plinths not completed or not painted.
Cracks to joints to skirting boards, architraves, window boards and other joinery.
Scuff marks to paint to walls, ceilings, built in units and other joinery.
Gaps in plasterwork around electrical fittings such as switches, light pendants, recessed downlighters.
Poor finishes to plasterwork requiring sanding, re-skimming, refilling and repainting.
Electrical items not fitted / completed / wired up for example in kitchen areas.
Poor finish or beading to tiled areas in kitchen/utility, wcs and bathrooms.
Poor alignment of doorsets to built in units in kitchens/utility rooms and bedrooms.
Leaking pipework to radiators, sanitary fittings, and heating systems.
